Could someone walk me through signing a rental contract, step by step?

The biggest red flag is when they won't put the deposit return window in writing. Ask for it in the contract itself

What I usually do is pay double rent for the first two months to cover the deposit. I don't trust anyone in this country with money upfront. It gives the landlord an incentive to fix problems with the condo so I don't leave after a month. If all is well, the second month gets paid, they have their deposit, and I have a unit I like. I've done this at Alcoves, Parkpoint and Serendra. No 12 months in advance, and no 4 months upfront for deposit plus advance.

Usually the minimum stay is 6 months, and you have to pay at least 1 month deposit plus 1 month advance.

Take a detailed video when you check in, so you have evidence of any defects and can't be held responsible at the end of the contract. Ask lots of questions. We got caught out by a freezer that didn't work properly. The landlord said it had always been like that and refused to do anything.
