Typical Makati condo rents as of September 2026

I hope this is useful to some of you.
We looked at more than 2,150 condo rental listings in Makati City posted over the last three months, covering studios, 1-bedroom, 2-bedroom, and 3-bedroom units. We also split out unfurnished and furnished condos, so it should help you get a feel for typical asking prices before you start looking.
This data is based on asking prices from publicly available listings and is for reference only.

Makes no sense that a 2-bedroom costs more than double a 1-bedroom lol
Just checking — by publicly available listings, do you mean those websites where everything is super outdated and nobody ever replies?
What's the actual definition of ‘furnished’? People here put in an old aircon and a fridge and call it furnished. To me, furnished means all I bring is my clothes and books. That's not what you get here most of the time.
This is good baseline info. Is it the average or the median? It'd be interesting to see a scatter chart. I don't know the condo market well, but my guess is the quality (and of course the location) varies a lot, so the rents probably do too.
I've never seen anything listed for 15k
With the power of the ‘Internet Gods’… finding a place is easy. You can use AI as your personal apartment researcher, not just a search engine. Don't ask AI ‘What's a good condo in Manila?’ Give it a specific mission: ‘Find me the best-value furnished 45–60 m² condo in BHC or Makati under 45,000 pesos and look into each building.’ Technology is a good thing…. if you know how to use it
