Just from the comments it's obvious whether most of the people talking nonsense have actually lived in or spent real time in the Philippines. OP asked why this particular condo carries a premium price. The answer is the Rockwell premium. This condo is in the most exclusive residential area in the whole Philippines. It's a “gated community” where congressmen, politicians and other dignitaries live. I'm not saying it's a good reason or a fair price. But the answer to the question is that Rockwell condos fetch a premium over similar condos in any other area. The premium is literally 2x. People there pay not just for the condo but for the lifestyle and the community. Comparing this place to homes in Makati or any other neighborhood is just apples to oranges.
