No, foreigners generally cannot directly own land in the Philippines. Under Article XII, Section 7 of the 1987 Philippine Constitution, land ownership is strictly limited to Philippine citizens and to corporations or entities that are at least 60% owned by Filipinos. However, there are several legal alternatives and exceptions through which foreigners can acquire property or land rights: What foreigners can own • Condo units: You can fully own a condo unit through a Condominium Certificate of Title (CCT), as long as total foreign ownership of the entire condo project does not exceed 40%. • Buildings and structures: Foreigners can legally own a house or building, unless they own the land underneath it (which must be leased or held in a compliant way). • Inheritance: Foreigners can inherit Philippine land from a deceased owner through intestate or testamentary succession. Other ways to use land • Long-term lease: Foreigners and foreign-owned corporations can lease private land for up to 50 years (renewable for another 25, for a total of 75), and qualifying large-scale commercial or industrial investment projects can get up to 99 years. • 60/40 Philippine corporation: You can invest in a domestic corporation in which Filipino citizens hold at least 60% of the voting shares, and that corporation buys the land. (Note: using a Filipino 'dummy' to get around ownership restrictions is illegal under the Anti-Dummy Law.) • Marriage to a Filipino citizen: If you marry a Filipino, your Filipino spouse can buy and register land in their own name. The foreign spouse cannot be listed as a co-owner on the land title, but the property is considered marital (conjugal) property. • Former natural-born Filipino citizens: If you were a natural-born Filipino citizen who acquired foreign citizenship, you may regain the right to own private land up to 1,000 square meters of urban land or 1 hectare of rural land for residential use (with higher limits for business use). You can also reacquire Philippine citizenship under the Dual Citizenship Law to fully restore ownership rights.

Land isn't allowed.

Only Filipino citizens can live on and own Philippine land!
