Anyone who knows the condo market in Angeles City/Pampanga?

I'm thinking about buying a studio at Rockwell Nepo Center. It'd mostly be for my own use down the road, but I might rent it out when I'm not there.

How stable is the condo market in Angeles/Clark? Is there decent rental and resale demand, or are you seeing signs of oversupply?

Would you buy there right now, especially at Rockwell? Or would you put the money somewhere else?

I'd love to hear from locals or actual condo owners, not agents. 🙂

It's very stable and consistent. The quality goes down, nobody rents because of the massive oversupply, and all kinds of problems pop up and never get fixed. So yes, very consistent. Why would you buy?

I bought one and I'm in it right now, it's pretty nice. A 55㎡ unit should rent for around 50K a month.

Clark is better

I'm not an agent or a condo expert, but I live five minutes from Clark. I'd say try investing in Clark. You could easily rent to other expats. My sister is a gym coach, most of her clients are foreigners, and they prefer Clark over other places. Also, Filinvest Leisure Mall is set to open in early 2027, and more places like a concert venue are coming soon.

Airbnb is strictly banned in most Rockwell Makati buildings, and I'd assume the same goes for the Angeles development. There just aren't that many people here who can afford a rent that would give you a positive return. The real competition for condos is houses. I moved out of Malabanias after a couple of years when a one-bedroom apartment went from around 30K to around 50K. Now I'm in a three-bedroom house in a gated subdivision for 37K, which is more comfortable for me.
